1. The last day for the Renaissance Wailea was September 6, 2007
2. The project is scheduled to be completed in November 2010 (32 months).
3. Liquidation of the furniture and equipment was completed in October.
4. Abatement started in October 2007. The hotel has the normal asbestos and lead paint removal requirements common to buildings of this age that need to be contained and removed per federal regulations. An independent consultant will be monitoring the air quality to assure that the interests of the neighborhood are ensured.
5. The interests of Maluhia, and that of conservation, will be addressed by relocating as much of the vegetation as reasonable to north side of the property adjacent to Maluhia. This will provide a noise and visual barrier and provide a nusery for the reuse of the material as landscaping needs are presented.
6. The schedule has been developed with respect to “in season” issues and the start of major demolition will begin after the winter season, for owners, and rainy months, for environment.
   • Soft demolition, which is strip and gut of the room interiors, began on March 3, 2008.
   • Tearing down of the structure may occur beginning in early 2009 and take approximately 2 months. This will be accomplished with the use of what is more commonly referred to as a “man-eater” which carefully removes pieces of the building, bites at a time. This process has been successfully used in Waikiki, where adjoining businesses recognized its relative quiet.
   • Mass Excavation may start in early 2009 for approximately 10 months. As you know, the subsurface conditions are primarily hard blue rock that will require blasting.
   • Blasting may start in soon after Mass Excavation begins and last approximately 9 months due to the fact that blast frequency would be one shot a day, Monday through Friday in the afternoon. Scheduling will be made available. Dr. Cathy Aimone-Martin will assist the project by preparing the neighbors, surveying adjacent homes, and monitoring the blasting. Meetings with the neighbors will start next year.
   • Trucking - The project is largely an export job. The WCA rules will apply and will be monitored for covered trucks to minimize dust and spills on the roadways, speeding, overuse of "J" brakes, etc.
     • For safety, the beach park intersection with Alanui and Fairway Estates was identified as the best location to exit the project and a flag man will be controlling traffic to minimize the impact of construction traffic on both accesses.
     • The truck route will be a counter-clockwise route and will follow Wailea Alanui to Ike Drive, take a left at the traffic signal, go up Wailea Ike, left on Piilani highway and left on Okolani Drive and into a crushing site located on “Lot 659” (a large parcel at the top of Wailea along Piilani which is intended to reduce future trucking to that site because of the fill that will remain from the Baccarat project). Piilani Highway has a long turning lane to avoid traffic congestion.
     • The return trip will go down on Okolani Drive and left on Wailea Alanui to the project.
     • We foresee trucks running for 10 months during the mass excavation. After the mass excavation is complete, there may be minimal hauling aggregate for the utility work and structure backfill.
7. The existing Monkey Pods at the front of the property along Alanui will be carefully removed to provide access and will eventually be replanted at the later stages of construction.


8. Ulua/Mokapu Beach Park Improvements will occur in early 2009 in conjunction with the Baccarat development. The improvements will include 22 additional parking spaces and resurfacing the driveways, along with improvements to the drop-off area, showers and landscaping coordinated by WCA. The improvements will be phased to allow the public to use the park during construction.
9. The Mokapu Beach pathway and boardwalk will be open during construction.

Other Construction

1. The MF-19 site below the water tank adjacent to Diamond Resort is underway. It consists of grading and infrastructure work for 9 homesites. The grading is completed and final utility lines are awaiting permits.
2. MF-11 which is the 12 home sites surrounding the Gateway Center at the top of Ike Drive is completed.
3. The Gateway Center grading is complete and verticle construction is slated to begin in July 2008.
4. MF-7 at the corner of Alanui and Okolani has been approved by the County and is scheduled to begin late 2008 pending building permits. The site is considered "balanced" which means the need for fill is equal to the need to excavate. This equates to very minimal truck traffic from the project. More information will be available as construction nears.
